FAQ

Questions and answers

Plain answers to the questions homeowners ask us most. If yours isn’t here, email us at info@parkhillservices.net.

Getting started

What happens after I send a request?

We get back to you to talk through the job, then arrange a visit to see it. After the visit, you get a written estimate. Nothing is agreed until you’ve read it and said yes.

What should I have ready for the first visit?

Photos and any drawings help, but aren’t required. A rough idea of budget and timing makes the conversation more useful, even if it’s broad.

Do you take on small jobs?

Our work is mostly larger projects. For a single small fix, a handyman is usually a better fit. If you’re not sure which yours is, email us and describe it.

Do you work with my architect or designer?

Yes. We build from their drawings, and review them for cost and buildability while they can still change.

Estimates and pricing

What’s in a written estimate?

Each part of the job, listed with its cost: what’s being removed, what’s going in, and how it’s finished. It also says what isn’t included.

What’s an allowance?

A set amount for something you haven’t chosen yet, like tile or light fixtures. If what you pick costs more or less, the price changes by the difference, and you see that in writing.

How are changes handled?

If you change the scope, or we find something that needs extra work, you get a written change order with the cost and the effect on schedule before that work goes ahead.

How do payments work?

Payment terms are written into the agreement before work starts, so you know when each payment is due and what it’s tied to.

During the work

Can we live at home during the work?

Usually, yes. We seal off the work area, protect the floors on the way in, and clean up every day. If staying isn’t practical for part of a job, we’ll tell you before it starts.

How do you protect the house?

Floor protection along the route we use, dust barriers around the work area, and furniture covered or moved with your agreement. Outside, tarps over plants and a plan for deliveries and the dumpster.

Who will be at my house?

You’ll know in advance who is coming and when, including any licensed trades for electrical, plumbing or HVAC work. Your point of contact is the person to go to with any question.

Who handles permits?

We do. Where the work needs a permit, we apply for it and schedule the inspections.

Repairs and insurance

Can you come out for an emergency?

We schedule repair visits like any other job, and we’ll tell you honestly when we can come. If water is still getting in, stopping it comes first: shut off the water supply, or get a temporary tarp on the roof.

Can you help with an insurance claim?

We can give you a written scope, photos and an estimate to share with your insurer, and be there when the adjuster visits if you’d like. What’s covered is between you and your insurer.

What if there’s mold?

If we find more than small surface spots, we stop and recommend you bring in a mold remediation specialist before we rebuild.

When the job is done

What happens at the end?

We walk through the finished work with you, agree a punch list and finish it. You get product, color and paint details, and care notes for new materials.

Will I get photos of what’s behind the walls?

On remodels and repairs, yes. We photograph plumbing, wiring and framing before the walls are closed, which helps with any future work.
